COMMENCEMENT CERTIFICATE FOR CONSTRUCTION OF BUILDING

 

The following details are to be submitted by the applicant to the concerned planning authorities/local authorities along with prescribed application.

 

o       Title deed / possession certificate / Record of Rights.

 

o       Latest khatha certificate issued by the local body.

 

o       Uptodate tax paid receipt.

 

o       Building plan drawn to a scale not smaller than 1:100, six copies in ammonia prints, one drawing on polyester film, shall be enclosed in addition to the ammonia prints. 

 

o       The building plan shall include key plan drawn to scale showing surrounding developments and boundaries, site plan drawn to scale not smaller than 1:500 showing boundaries of the site, north line, the area occupied by the proposed building and the setbacks proposed as per the respective zonal regulations/building byelaws.

 

o       The building plan showing floor plans of all the floors, front elevation, section parking details, and any other details, if any, prescribed in the Zonal Regulations / Building Byelaws.

 

o       In the index, calculations regarding coverage, floor area ratio, height of the building, etc. shall be listed.

 

o       Foundation Stability Certificate, if the building is to be constructed above the existing building issued by the registered architect/engineer/supervisor as specified in the byelaws.

 

o       Previously sanctioned plan, if it is proposed for additional construction.

 

o       Other details and documents including ‘no objection certificates’ as required under zonal regulations / building byelaws.

 

o       All plans shall be duly signed by the owner or his legally authorised agent and also by the registered architect/engineer/supervisor as the case may be along with their name and address and registration number.
